Haze Real Estate – Northlanders working for Northland

Haze Real Estate hosted our business launch on the eve of 1 September 2019. Located at our water front branch in Mangonui, it was a fabulous night which was enjoyed by a large proportion of the community enjoying the event. Mangonui township was humming and it was awesome to see all of the families coming to watch the fireworks display. During the more formal part of the evening Kelvin Davis kindly spoke to those that were there, giving endorsement to the first Maori owned Real Estate agency in the Far North. Jason Kerrison played everyone a few tunes, and fun was had by all. It was such a great evening and we thank those that came to enjoy and show support.

Fast forward a couple of months and Haze Real Estate is really gaining momentum we have over 30% market share in Kaitaia and increased listing activity in the Mangonui/Doubtless Bay district(s). Our little team over in the Hokianga has been delivering excellent service and we are now in the process of setting up an office based in Rawene.

We are doing things a little differently at Haze Real Estate when it comes to providing service.  We have a company ethos of providing a professional and personable service. We offer professional advice but let you make the decisions. The hard sell tactic isn’t taught in our company and we believe in relationships. We are also developing a strong marketing presence for our vendors. With years of experience, our marketing is a critical part of what we do.

The team has had a couple of new agents join lately and this has been refreshing. It gives some new energy, but we still make sure the professionalism is provided as they work together with our more experienced agents. Our team has over 100 years of combined real estate experience.  Having worked through all of the previous market cycles in Northland and the surrounds, we are equipped to handle and give the advice needed on the day.

Each month we will focus on a different area of Northland with regards to what the market is doing. However, feel free to touch base with any of our team if you would like an in depth report of the area you live in.

Kaitaia township had a record high average house price of $320,000 in September, this number has pulled back to $280,000 last month. The median house price is up 44% from $195,000 on the same period last year. Two other interesting things to look at is the number of days to sell and the amount of sales happening. These numbers are good to monitor as it can often help us predict what the market is doing. Taking only 14 days to sell in October, this is a record for one of the fastest sales in Kaitaia during a month. This suggests two things,

  • a) our buyers are becoming more informed and
  • b) There are numerous active buyers in the market that have probably missed out on other properties. It typically takes between 30 – 50 days to sell a house in Kaitaia.

There was a total of 10 sales in the area last month. This is a little lower than the average of 12 sales per month for the past year. We believe this is due to the limited amount of properties coming on the market.

These numbers support what we are experiencing in the office at the moment with numerous experienced purchasers in the market and fewer vendors looking to sell.
